Role Overview

As the Operations Analyst for Waste and Diversion, you’ll play a critical role in optimizing waste management strategies and operational efficiency across our multi-family housing portfolio.  By Leveraging your analytical expertise and strategic mindset, you’ll develop and implement data-driven waste management solutions that reduce costs, improve environmental impact, and elevate the resident experience.  You’ll collaborate closely with the Facilities team and other stakeholders, ensuring seamless communication and the delivery of clear, actionable documentation. Your ability to translate complex data into meaningful insights will empower teams across Cortland to make informed decisions and execute waste and diversion projects with clarity and confidence.

  • Analyze waste generation, disposal costs, and recycling performance to uncover trends and opportunities.
  • Partner with property teams to streamline waste management operations and enhance efficiency.
  • Monitor vendor performance to ensure cost-effective, high-quality service delivery.
  • Track key performance indicators (KPIs) and adjust strategies for the best sustainability and financial outcomes.
  • Identify ways to optimize waste removal services, reduce costs, and maintain operational excellence.
  • Analyze budget impacts and recommend data-backed cost-saving initiatives.
  • Stay abreast of local, state, and federal waste disposal regulations, ensuring full compliance.
  • Maintain accurate records and support audit processes.
  • Champion sustainable waste management practices, including landfill diversion, recycling, and composting initiatives.
  • Collaborate with cross-functional teams to develop and implement sustainability programs that engage residents and reduce environmental impact.
  • Explore new waste diversion strategies and partnerships to drive innovation.
  • Support property managers in improving waste sorting practices and increasing recycling participation.
  • Lead special projects, including capital improvements and property renovations, ensuring on-time and budget-conscious execution.

Qualifications

  • Bachelor’s degree in Business Administration, Data Analytics, Environmental Science, Sustainability, or a related field.
  • 2+ years of experience in operations analysis or waste management, ideally in multi-family housing or real estate.
  • Strong analytical skills with expertise in Microsoft Excel and data visualization tools (Power BI, Tableau).
  • Knowledge of waste disposal regulations, recycling standards, and sustainability best practices.
  • Exceptional problem-solving abilities with a passion for optimizing processes.
  • Strong written and verbal communication skills with the ability to translate complex data into actionable insights.
  • Experience with financial modeling and budget analysis.
  • Knowledge of zero-waste strategies, composting programs, and green building certifications (LEED, Energy Star) is preferred.
  • Project management experience is advantageous.
