Role Overview

 

The Investment Analyst functions as part of the Cortland Investments Department, supporting the asset management, development, and acquisition of large multifamily communities through quantitative analysis, modeling, and reporting.

 

  • Use financial projection models to monitor performance of investments relative to market conditions and specific business plans
  • Help forecast revenue, occupancy, and expenses, and underwrite for the development, acquisition, and disposition of various real estate investments
  • Compile information and create concise reports; prepare investment briefs, committee materials, investor reports, and more
  • Report property and portfolio valuations of real estate assets, based on the latest debt and equity sources to investors and internal teams as needed
  • Continuously audit your analyses and conclusions to ensure accurate reporting
  • Conduct market research that will allow you to analyze supply/demand and rent/sales comparables, including estimated replacement cost
  • Review operating and capital budgets, and support the execution of  property business plans for the Investments team
  • Work closely with the Revenue Management and Operations team to ensure that all goals are aligned with the business plan and each community is meeting its target for occupancy, rent, and renewal rates
  • Travel as needed to see new potential acquisitions and track renovation progress
  • Work closely with the Investment Associate to take on more responsibilities and expand your role with the team
  • All other duties as assigned

Qualifications

  • Bachelor’s degree in Finance, Real Estate, Business or related major, or equivalent experience required.
  • 1-5 years’ experience in investment or financial analysis
  • Experience in the multifamily industry preferred
  • Strong quantitative, analytical, critical thinking and problem-solving skills
  • Effective organizational and strategic planning skills
  • Exceptional interpersonal, written and verbal communication skills
  • Proficiency in Microsoft Office Suite and data analysis applications
