Role Overview

As a Screening and Applications Specialist, you’ll be a key member of our Center of Excellence (COE), serving as the primary point of contact for prospective residents from the time they apply through lease execution. You’ll manage all aspects of the application and screening process, ensure timely lease preparation, and support pre-move-in requirements with accuracy and care.

  • Serve as the main liaison for prospective residents during the application and approval process

  • Review, verify, and process all supporting documentation including proof of income, rental history, ID, and employment

  • Generate accurate lease agreements and ensure timely execution prior to move-in

  • Collaborate with internal leasing and onsite teams to ensure smooth handoffs and exceptional service

  • Manage pre-move-in tasks such as insurance verification, bond collection, and utility confirmation

  • Ensure accurate documentation and data entry into OneSite and CRM platforms

  • Maintain reporting and application funnel tracking to support transparency and accountability

  • Send adverse action notices and manage denials with professionalism and compliance

  • Meet or exceed key performance indicators (KPIs) while adapting to continuous process improvements

Qualifications

  • Bachelor’s degree or equivalent industry experience

  • Strong 2+ years’ experience in leasing, call center, or a customer-focused role with administrative responsibilities

  • Knowledge of application and lease procedures, screening standards, and privacy guidelines

  • Excellent written and verbal communication skills

  • Strong attention to detail with the ability to manage multiple priorities and meet deadlines

  • Proficiency in Microsoft Office Suite, OneSite, and CRM or property management platforms

  • Ability to thrive in a fast-paced, centralized team environment with continuous coaching and collaboration

  • Flexibility to work weekends and/or extended hours as business needs require

  • Bilingual (English/Spanish) proficiency is a plus
