Job Overview

As a Regional Marketing Specialist, you are responsible for developing and executing marketing strategies to drive traffic, increase occupancy, and enhance brand positioning for our communities. You’ll collaborate closely with operations, leasing teams, and external partners to implement targeted campaigns and optimize marketing efforts.

Roles You Will Play

The Brand Strategist

  • Craft community and portfolio marketing strategies tailored to each community’s goals, demographics and market trends
  • Ensure consistent and compelling branding across all marketing touch-points, including advertising, sales messaging, websites, and collateral
  • Assist the Brand Development team’s efforts to best represent each community’s brand
  • Support the Digital Marketing team’s efforts to develop compelling social media and web strategies that enhance engagement and visibility
  • Perform due diligence on proposed purchases — continuously assessing strengths and future opportunities for improvement 

The Delegate

  • Build strong partnerships with onsite teams, portfolio leadership, sales performance managers, and corporate teams to align marketing efforts with business objectives
  • Partner with Operations and Investments teams to develop effective marketing budgets and strategies
  • Support onsite community teams in strategy to determine which advertising platforms will drive qualified leads and monitor lead nurturing programs to yield high conversion rates
  • Serve as cross-functional liaison to support effective marketing processes, provide assistance to vendors and agencies

The Analyst

  • Provide data-driven insights with regular reporting on marketing performance, ROI, and lead-to-lease conversion rates
  • Monitor competitive, market, and employment trends, emphasizing pricing, product, promotion, and customer segmentation and targeting
  • Track and optimize cost-per-lead, cost-per-lease, and lead-to-lease conversion rate performance
  • Analyze sub-market trends to help develop strategic marketing and advertising plans that drive qualified leads

Building Blocks of Success

  • Strong 2+ year of direct marketing experience providing project management support and execution; experience in the multifamily industry preferred
  • Bachelor’s degree in marketing, communications, or related major or equivalent experience
  • Excellent written and verbal communication skills 
  • High level of self-motivation and work ethic
  • Strong time-management and organizational skills
  • Proficiency in Microsoft Office Suite
  • Detail-oriented when completing everyday task
  • Ability to travel for community visits on a weekly, monthly, or quarterly basis as needed per community 

 

  • Pay: $55,000 - $65,000 annually, depending on experience.

  • Bonus Eligibility: Regular full-time and part-time team members may participate in a bonus program in addition to their base salary or hourly rate.

  • Allowances: This role is also eligible for a $250/month car allowance
  • Benefits: Cortland offers a comprehensive benefits package including medical, dental, vision, life and disability benefits, time off, 401(k) participation, voluntary supplemental life insurance, and a 20% rent discount on Cortland-owned communities according to occupancy thresholds. Paid time off is offered for full-time corporate associates according to the Flexible Time Off policy. Paid time off is offered for full-time community associates and hourly corporate associates according to our Regular Time Off policy. Parental leave is offered for all full-time and salaried corporate positions.
