Job Overview

Cortland Build is seeking an experienced Multi-Family Superintendent to oversee and manage the successful execution of multi-family construction projects in the Southeastern United States. The initial project is a historic renovation in Augusta, GA, set to commence in February 2025. Future projects will include garden-style, wrap, and podium multi-family construction, supporting our in-house development team. The ideal candidate will have proven experience delivering multi-family rental projects valued between $15M and $50M, with a strong emphasis on meeting production schedules and ensuring high-quality standards throughout the construction process.

Roles You Will Play

  • On-Site Management: Supervise and coordinate all daily activities on the construction site, ensuring the project progresses on time and according to specifications. Serve as the primary point of contact for all field-related issues.
  • Historic Renovation Focus: Lead the construction efforts for the historic renovation project in Augusta, GA. Ensure that the project adheres to preservation standards, local regulations, and quality requirements.
  • Production Scheduling: Ensure the project adheres to the established production schedule. Monitor daily work activities, coordinate with subcontractors, and adjust and problem solve to timelines as needed to keep the project on track. Collaborate on regular schedule updates including updating current progress, 3 week look aheads, and adjusting the overall schedule to manage to contractual milestone completion.
  • Quality Control: Uphold Cortland Build's quality standards, ensuring all work meets project specifications and relevant codes. Perform regular inspections to monitor the quality and accuracy of construction activities.
  • Subcontractor Coordination: Supervise subcontractors to ensure work is performed efficiently and according to safety and quality standards. Resolve issues or delays quickly and effectively.
  • Safety Management: Maintain a safe work environment by enforcing safety protocols and compliance with all local regulations. Lead safety meetings, conduct regular site inspections, and promote a culture of safety across the job site.
  • Progress Monitoring: Track daily progress and ensure that all construction phases are completed on schedule. Report any issues or delays to the project manager, along with proposed solutions.
  • Problem-Solving: Identify and address issues that may arise during construction, including those related to labor, materials, or coordination. Proactively find solutions to keep the project on schedule and within budget.
  • Documentation and Reporting: Maintain accurate and up-to-date documentation of daily activities, inspections, safety meetings, and any issues or changes that occur on-site. Provide regular reports to the project manager on site conditions, progress, and potential risks.

Building Blocks of Success

  • Minimum of 7 years of experience in multi-family construction, with a proven track record managing projects in the $15M-$50M range. Prior experience with historic renovations is highly preferred.
  • Experience with various types of multi-family construction, including garden style, wrap, and podium projects.
  • Strong ability to manage,enforce and proactively problem solve to project schedules, ensuring deadlines are met and production flows smoothly across all phases of construction.
  • Proven commitment to maintaining high-quality standards in construction, with a keen eye for detail and the ability to oversee quality control effectively.
  • Strong leadership capabilities, with experience supervising crews, managing subcontractors, and ensuring effective communication between all parties involved.
  • In-depth understanding of construction site safety protocols and regulations, with a demonstrated commitment to promoting a safe working environment.
  • Excellent communication skills, both written and verbal, with the ability to work effectively with internal teams, subcontractors, vendors, and clients.
  • Bachelor’s degree in Construction Management or a related field is preferred but not mandatory.
  • Willingness to travel to various job sites across the Southeastern U.S. as needed.
  • Experience managing historic renovation projects or adaptive reuse projects.
  • OSHA 30-hour certification or other safety training credentials.
  • Proficiency in construction management software (e.g. Procore, ACC, Microsoft Project, Smartsheet, P6, , or similar tools).
